  • Are you licensed agents?

    Yes, we are licensed. However, in this transaction, we act solely as the buyer of your property, not as your realtor. So, having a licensed realtor is not necessary, but we will happily work with your realtor if you have one. Our role is to simplify the process of purchasing your home, ensuring a smooth and cost-effective experience for you.

  • What kind of homes do you buy?

    We are currently laser focused on residential homes in any condition and homeowners in any situation.

  • Are there any service costs or fees?

    Zero fees. The only things you cover are your own prorated taxes and liens attached to your home. It is important to let your agent know of anything you’re aware of so we can provide the most accurate offer.

  • How is my home valuation offer calculated?

    Our team uses comparable home sales, market data, and local expertise to calculate your home's value. We then consider the details you provide about its condition, home characteristics, special features, upgrades, recent local sales, and market trends to provide you with a precise offer.

  • What is the Leaseback Program?

    The Leaseback Program allows you to stay in your home at market rent for a limited time. If eligible, you can continue living in your home while planning your next move. A refundable deposit will be withheld until you move out, similar to a short-term rental lease.

  • What is the Referral Program?

    Our referral program offers previous clients the opportunity to earn up to $1000 for each property we successfully close through their referrals. There’s no limit on how many referrals you can make, and you’ll receive a one-time bonus for each closed deal.

Before Closing

  • How long does the process take?

    Once you accept the offer, it can be as quick as a week. We can move as fast as you're comfortable with.

  • Does my offer expire?

    Yes, all offers expire after 14 days. At Circle Home Buyers, we ensure our offers reflect the most current market conditions and details of your property. Need more time? Just get in touch with us.

  • Am I obligated to accept the offer?

    Nope. You are not obligated to accept the offer. And it is completely free.

  • Do I need to make repairs or clean up before showing my house?

    No, there's no need for any repairs or cleaning. Our goal is not to make judgments based on your house’s appearance, rather, it is to buy your house in any condition in order to save you time and effort.

  • Will an agent come to my house or will it be virtual?

    We offer both in-person and virtual appointments, whichever is more convenient for you. For virtual appointments, you will need video call capability on your device. Either option will take approximately 15-20 minutes.

  • Am I allowed to use my realtor?

    Yes, you're welcome to work with your realtor. However, any commission payable to your realtor would be your responsibility. Commissions are typically negotiable but commonly stand at 3% of the agreed-upon price. Thus, you can anticipate paying a 3% commission based on our mutually agreed price.

  • Why did my house not qualify to sell to you?

    There could have been various reasons. We strive to help as many homeowners get the most you can. We’re a small, local business and we’re currently unable to buy in rural areas, outside of our focused areas, or price. Additionally, while we aim to offer fair and competitive prices, we must ensure that our offers align with current market values.

After Closing

  • How long until I receive my money?

    It depends. Closings typically take a few days to a few weeks, depending on the complexity of the title process. Some houses have more intricate restrictions and complications, which may cause further delays. We cannot finalize the sale until the title is clear of any liens and we receive approval from the title company. Rest assured, we aim to expedite the process as much as possible and will keep you informed every step of the way.

  • When do I have to move out of my house?

    We prefer you to be moved out by the closing date, as the house is transferred to us at that time. However, we understand that moving can be stressful, so if you need more time, please let us know, and we'll accommodate your needs. In some cases, you may be eligible for the Leaseback Program.

  • Can I leave unwanted items in the house after closing?

    Yes. One of our core principles is to ensure customer satisfaction by making your transition as stress-free as possible. We understand that life can be hectic. Feel free to leave behind any items you don't want, and we'll take care of them. Whether it's old furniture, appliances, or miscellaneous items, we'll handle the cleanup for you.
